Once you have found your ideal property, Turners will fully explain the process you will need to go through to be accepted for your tenancy and answer all and any questions you may have.
As a guide, the process of finding a new home to rent is as follows:
CHECKING YOUR AFFORDABILITY - The minimum criteria we require is that your annual income (Before tax) is at least 30 times the rent, either individually or jointly. We will check this with you prior to arranging a viewing.
OFFER ACCEPTED ON PROPERTY –Your annual income or joint annual income will need to be at least 30 times the monthly rent
PAY TENANCY SET UP FEES – Cost is dependent on income and number of tenants – on average this will be £324.00 inc. VAT (based on 2 tenants renting a two bedroom unfurnished property with one wage earner having an annual income in excess of 30 times the monthly rent) This will secure the property while we go through the following process.
AGENT PROVIDES REFERENCE FORMS TO THE TENANT
TENANT RETURNS COMPLETED PAPERWORK – Also supplying proof of ID (Passport or Driving Licence) and proof of current address (utility bill or bank statement) for all tenants
REFERENCES UNDERTAKEN BY AGENT
ARRANGE MOVE IN DATE – Upon receipt of successful references we will call to arrange a time and date for you to sign the tenancy agreement and pay the balance of monies due (First month’s rent & deposit) and confirm the appointment with the inventory company to do the check-in with you
SIGN CONTRACT, PAY MONIES DUE & COLLECT KEYS
