Last years furore over the 'beach body ready' advert by protein world saw a spate of tongue-in-cheek parodies which really only served to give the highly criticised ad even more publicity.

However as we go into what is traditionally one of the busiest times of the year, Turners are asking their vendors and landlords; Is Your House Summer Market Ready?

As the nights get longer, grass gets greener and properties begin to look more appealing than in the dull, grey, drizzly months that make up the English Winter, Turners of Morden share five tips to get your house fit for sale or letting.

  1. First appearances count. Like it or not, we live in a visual world in which judgements are made on looks, so make sure the exterior of your property looks attractive. Clean, sparkling windows, a feshly painted door and a tidy front garden or entrance can make the difference between a potential enquiry to view or driving straight on by. Also if your lease allows, make sure you have an agency board. after all if you've got it, flaunt it!

  2. Spring is about freshness and new life. The spring sees us renew our new years resolutions to lose weight, get fit and pack away our winter wardrobes. Your home should be no different. So pack away those heavy drapes, fold up the dark throws and snuggle blankets and give your house a fresh, spring feel by using lighter coloured soft furnishings in cottons and linens. This is also a great chance to make your home look neutral, to appeal to the widest audience. If you don't want to repaint walls and doors, simply using neutral cushions and throws can make a room feel fresh and more inviting.

  3. We don't know about you, but when summer is on it's way we find too many accessories become weighty and look fussy. So away go the scarves, haircuts get shorter and layered clothing becomes less woolly! Likewise, clearing away the clutter from all those dumping grounds in your home can make a stagnant property suddenly feel like a breath of fresh air is flowing through it. When light and space are often cited as key requirements from buyers and tenants, presenting your property as a haven of calm can result in your property being sale or let more quickly than others.

  4. Not many of us book our summer holidays without shopping around, scouring brochures and comparing deals. Preparation is also key in successfully selling your home. When choosing an agent you need to consider more than the valuation they give you for your property. A good agent should be asking you about your ideal time to move, if you have a preference for the type of buyer or tenant, and what your forward plans are. All these factors will affect price and market audience. Just as you would choose a holiday destination based on time of year, flight availabilty and hotel recommendations, selling or letting a property successfully is about more than just the money.

  5. The outrage over the Protein World ad was the implication that if your body didn't look like the image then you shouldn't go on the beach! We all know this is not true and whatever our shape and size we are all fabulous... Yet funnily enough everyone believes their property is the best, and while there will always be a buyer or tenant for your property whatever it's condition, why wouldn't you want to present it to the best possible standard and get the best possible price? Don't assume the market demand is so huge that your house doesn't need some TLC
